With more tenants than ever searching for pet-friendly rentals, and with the legislation surrounding pets in lets soon to change when the Renters’ Rights Bill comes in, landlords who adapt to this growing demand can not only widen their tenant pool but also enjoy longer tenancies and improved relationships. But we understand that for some landlords the idea of pets in your property can raise concerns. So, how do you open your doors to furry friends without inviting chaos?

As far as we know from the Renters’ Rights Bill white paper, new legislation will ensure landlords don’t unreasonably withhold consent when a tenant requests to have a pet, and blanket bans on pets will no longer be allowed.  With this in mind, here are some stress-free tips to make your rental property pet-friendly while protecting your investment:

 

What Pets are suitable for your home

Start by deciding what types of pets you can reasonably accept. Most properties will accommodate a fish or hamster, whereas very few are going to be suitable for 5 Great Danes. Consider size and breed restrictions and ensure there are no other exceptions that will apply – such as the freeholder/head lease not allowing pets, other tenants not wanting in the case of joint tenancies, and severe allergies.

 

Pet Rent / Pet Insurance

While the Tenant Fees Act 2019 no longer allows for ‘pet deposits’, some landlords choose to charge a ‘pet rent’—a small monthly increase to offset potential wear and tear. The Renters’ Rights Bill will also introduce ‘pet insurance’ as a permitted payment, to cover any possible damage that is caused by the pet during the tenancy.

 

Invest in Durable Materials

Although pets rarely cause more damage than humans, minimising the risk as much as possible is wise. Choose pet-friendly flooring like laminate, tile, or hard-wearing carpet, and opt for wipeable wall paint instead of wallpaper. Try and box in wires or keep them hidden to avoid them from being chewed. If you’re letting a furnished property avoid light-coloured soft furnishings and remove any expensive or sentimental furniture/items before the start of the tenancy.

 

Conduct Reference Checks

Ask for a reference from previous landlords about the tenant’s pet, to ensure they were well-behaved, caused no issues to neighbours, and didn’t wreck the property. You could also ask tenants to demonstrate responsible pet ownership and confirm that the animal has all necessary vaccinations, has been spayed/neutered, and is in good health.

 

Meet the Pet

The most effective way to put your mind at ease is to meet your prospective tenants and their pet in person, to will allow you to assess the animal's temperament and behaviour. Not only is this a good way to directly address any concerns you might have, but it can also be the first step in building a good relationship with your tenants.

 

Schedule Regular Inspections

Carry out mid-term inspections (with proper notice) to check for any pet-related damage or problems. This keeps communication open with the tenant, and lets you address any concerns early.

 

Add Pet Clauses in the Agreement

Once you’ve agreed to accept a pet as part of a tenancy you should include a pet clause in the tenancy agreement. The clause should make it clear that the tenant is responsible for any pet-caused cleaning/damage, that the pet is regularly flea’d/wormed/vaccinated (where applicable), the pet isn’t left unaccompanied for any undue amount of time, the tenant is responsible for all legal matters/costs related to the pet, and they need to care for the pet in accordance to the Animal Welfare Act.

 

Final Thoughts

Whilst a blanket ban on pets may seem simpler, you could be limiting your reach and missing out on some really good tenants. Making your property pet-friendly doesn’t have to mean extra stress. By being selective, putting the right policies in place, choosing the correct materials, and keeping communication open, it’s entirely possible to create a happy rental with pet-owning tenants that treat you and your property with respect and care.
