Landlord and Vendor Fees (No vat payable)

Our commision for selling a property is 1% of the achieved sale price, payable upon completion.

We offer a Fully Managed letting service for 10% of the monthly rental figure.

We also offer a Tenant Find Only service for 70% of the first rental amount.

We can operate on an Advertisement Only basis for Landlords who like to carry out viewings and handle the deposit themselves for 50% of the first rental amount.


Tenant Fees (No vat payable)

A holding fee of £200 is payable to secure the property, this amount is then deducted from other fees should the application be succesful and you take up the tenancy. This amount is non refundable should you no longer wish to take up the tenancy, your circumstances change or you fail to provide a satisfactory referencing report.

Administration and Referencing fee of £144 per adult is payable to begin the referencing process and draw up the draft tenancy agreement. We use Homelet for our references who carry out checks which include, but may not be limited to, credit checks, previous address information, current and previous Landlord references, current and previous employment references, bank account validation checks.

A security deposit is taken before the tenancy begins. This is usually 1 and a half times the monthly rental figure e.g. Monthly rental £1000, deposit amount £1500. This amount may be increased if you have pets or if expensive furniture and/or furnishings are provided. The deposit is held by the Custodial Scheme operated by the Deposit Protection Service (government approved service.)

The first month's rent is also due in advance of the tenancy start.

Please note, we do not use Client Money Protection (CMP) Insurance.
